Bruce Galloway
Chief Investment Officer & Founder
Bruce Galloway
Bruce commenced his real estate career in the late 1970’s as a commercial broker in Beverly Hills, California.
Within a few years, he utilized his meticulous research and understanding of real estate market trends and began investing in real estate with his own capital. He achieved immediate success and created value oftentimes through his ability to navigate complex transactions. Bruce also managed several real estate funds and delivered attractive risk adjusted returns to his investment partners. As the Chief Investment Officer at Evergreen Investment Company, Bruce continues to leverage his vast experience to underwrite thousands of deals, putting each one through a rigorous process which identifies effective trends for smart investing. His family office consists of his legacy property assets in the residential, commercial, industrial, and raw land real estate sectors across the United States.
Bruce and his wife, Susan, are highly committed to philanthropic efforts and socially responsible investing. Through their Evergreen Global Foundation, and as active members of the Bainbridge Island Rotary Club, they have made donations that have directly enabled the conservation of over 13,000 acres of rainforests in Central America, microfinance projects in Uganda and Tanzania, and medical research on Alzheimer’s and prostate cancer.
Bruce attended Pomona College in Claremont, California, studying mathematics and economics. Bruce also studied at Swarthmore University before graduating from the University of Denver with a major in Psychology and minor in Economics.
Stefan Skalbania
Vice President & Director of Acquisitions
Stefan Skalbania
Stefan serves as Director of Acquisitions for Evergreen Investment Company.
Based in Seattle, Washington, Stefan is responsible for helping develop the firm’s investment strategy and leading the research, underwriting, and analysis processes for ground-up multifamily, self-storage, and flex-use development opportunities in Southwest markets. Stefan is also a key component of Evergreen's entitlement approval and pre-development team for these projects.
Stefan has been with Evergreen since its commencement in 2018 and has been instrumental in establishing the strategy and vision of the firm with our founder Bruce Galloway. Stefan utilizes his extensive network to source compelling development projects in the Phoenix Valley and its adjacent municipalities. Stefan also travels to Phoenix regularly to maintain boots-on-the-ground knowledge and identify emerging neighborhoods that are primed for development and outsized growth.
Prior to joining the firm, Stefan worked on Wall Street in equity capital markets at Deutsche Bank. Stefan holds a Bachelor of Arts in History from Harvard University. He has also successfully completed the Series 7 and Series 63 examinations.
Kyle Price
Vice President of Acquisitions
Kyle Price
Kyle Price serves as Vice President of Acquisitions for Evergreen Investment Company.
Based in Washington, DC, he sources, evaluates, structures, and closes development and value-add opportunities in the Mid-Atlantic. He also provides development support for Evergreen projects across the country.
Prior to joining the firm, Kyle spent over six years as Director of Acquisitions for Blue Water Development. During his time there, he focused on transaction sourcing, due diligence oversight, project financing, and entitlements management.
Previously, Kyle worked as an Acquisitions Analyst for KB Homes where he focused on analyzing and underwriting development deals. He began his career as a Retail Analyst with CBRE Group (then known as CB Richard Ellis) where he was a member of a team that performed site acquisition and store placement strategy for national credit retailers.
Kyle holds a Master of Science in Real Estate and Bachelor of Arts in Public Communications from American University and is a member of ULI and AREUEA.
Hans Buss
Director of Construction
Hans Buss
Hans serves as Director of Construction for Evergreen Investment Company.
Based in Denver, Colorado, Hans is responsible for managing the construction activities for Evergreen. This includes pre-construction design feasibility for potential sites, directing consultants during the design process and through construction, hiring and managing of contractors, and achieving Certificate of Occupancy.
Prior to joining Evergreen, Hans worked as Project Manager for Holland Construction in the multifamily construction industry for 7 years. He completed over $300 million of hard cost construction, totaling approximately 1500 units across multiple jurisdictions in varying product types including podium, wrap, garden, midrise, and mixed use.
Hans holds a Bachelor of Science in Civil Engineering from Colorado State University. After graduation, he spent 8 years in the US Army Reserve as a MEDEVAC helicopter pilot, attaining the rank of Captain before receiving an honorable discharge.
Ryan Langwald
Controller
Ryan Langwald
Based in Indianapolis, IN, Ryan is responsible for overseeing the accounting operations of Evergreen. This includes financial reporting, budgeting, maintaining financial controls and coordinating engagements with outside parties for tax and audit matters. He provides support to senior leadership in accounting and finance related concerns.
Prior to joining Evergreen, Ryan started his career in public accounting, assisting municipal governments in bond issuances, yearly budgets, financial statement compilations and multi-year cash and financial statement projections. Ryan also previously spent four years at Simon Property Group in financial reporting, preparing detailed financial analyses, while overseeing the budget and close process for a number of large retail properties.
Ryan holds a Masters in Accounting degree from Indiana University Kelley School of Business.
Jessica McClendon
Acquisitions & Project Manager
Jessica McClendon
Based in Oklahoma City, Jessica sources, evaluates, structures, and closes development and value-add opportunities in the Southeast. She also provides development support for Evergreen projects across the county.
Prior to joining Evergreen, Jessica worked in Land Departments in the oil and gas industry including time at Noble Energy and Chesapeake Energy. She spent several years in supervisory roles leading teams responsible for land title review and well and lease data management. She is experienced in acquisitions and divestitures, document review, title research and curative, and project management.
Jessica holds a Juris Doctor degree from the University of Texas School of Law.
Lizbeth Lopez
Senior Accountant
Lizbeth Lopez
Based in Miami, FL, Lizbeth oversees day-to-day accounting operations at Evergreen. Her responsibilities span bank reconciliations, accounts payable, accounts receivable, general ledger entries, and the implementation of accounting procedures. She offers invaluable support to Evergreen's Controller, Ryan.
Before joining Evergreen, Lizbeth honed her skills in residential and commercial real estate accounting for over 10 years. Her expertise includes managing monthly and year-end financials, handling tax and audit matters, and spearheading budgeting and forecasting initiatives. She has successfully overseen a diverse portfolio encompassing residential, retail, and commercial properties.
