Evergreen on Telegraph is located in Woodbridge, Virginia, a strong suburb of Washington, DC. The 11 acre property is one of the last undeveloped tracts of land in this fully built out portion of the submarket and is close to Interstate 95, providing incredible access. The site is also a short drive from Wegmans and walking distance to numerous other national and local retail establishments and restaurants. 

Investment

At contract execution, the site was zoned for office, had topographic challenges, and was encumbered by a partial Resource Protection Area. Recognizing inconsistencies in the existing zoning, Evergreen worked over a three-year period with Prince William County and numerous elected officials to process a Comprehensive Plan amendment, rezone the site, and ultimately gain approvals for a 311 unit wood frame multifamily building. The project received Planning Commision and Board of Supervisors approval in 2024.
